Project name: To be announced.
Address: 21 Avenue Road. (Expect this to change once the tower has been built.)
Location: Just north of Queens Park (click to view map).
Developer: Menkes Developments
Number of Residential Units: 335

What will the final product be? Menkes plans to build two towers: one 48-storeys, one 44-storeys. (Some sources say 48 and 58, or 48 and 54; these were older, rejected proposals.) The buildings will rise from a 3-storey retail podium which MAY feature as much as 65,000 square feet of retail space. What's currently there? 21 Avenue Road is currently the site of a 31-storey Four Seasons Hotel.

Has this project been confirmed? Yes. The province of Ontario attempted to block this project at both the Ontario Municipal Board and in court; they lost at both venues. As of January 19th, 2011, Premier Dalton McGuinty has confirmed that the Ontario Liberals will no longer offer opposition to the project, which has the support of Toronto Mayor Rob Ford.

I heard something about a private members bill to block the construction. What does that mean? Individual members of the Ontario legislature can introduce bills, if they so desire. NDP MPP Rosario Marchese has threatened to introduce one blocking the project, but has not done so at this time. It is important to remember that private member's bills effectively never pass, and without the support of Mr. McGuinty's government (or the government that replaces it, which will not be an NDP government), this one will not.

What phase of construction is the project in? Construction at 21 Avenue Road has not yet begun. The Four Seasons' Hotel will have to be demolished first.
